This is the first question, and it deserves a straight answer instead of a sales pitch. In Rowlett, replacement usually makes sense when one of these is true:

How a Rowlett roof replacement works with us

1. Free inspection

Adam or a member of our team gets on the roof, photographs every slope, checks the attic for ventilation and water staining, and checks gutters and flashing. You get the photos. If it’s a hail situation, we document it the way an adjuster needs to see it.

2. Written estimate

Itemized. Shingle line, underlayment, ice and water shield in the valleys, drip edge, ventilation, decking allowance, and the warranty, spelled out. The number doesn’t change unless we open the roof and find rotted decking, and if that happens we show you before we replace it.

3. Insurance, if it applies

4. Materials and color

We’ll send you photos of your house with different shingle colors on it so you can see it before you decide. Our standard install is GAF architectural shingles. Class 4 impact-resistant shingles are available and worth asking your insurer about; some carriers discount premiums for them in hail areas.

5. Install day

Netting over landscaping and beds, tarps over anything near the house, downspout bags so debris doesn’t end up in your gutters. Full tear-off to the decking, decking repaired where needed, synthetic underlayment, new flashing and pipe boots, ridge vent, then the shingles. Most Rowlett homes are done in one day; steeper or larger roofs can take two.

6. Cleanup and walk-through

How long does a roof replacement take in Rowlett?

We don’t recommend it, and building code limits a roof to two layers anyway. A full tear-off lets us fix the decking, replace the flashing, and give you a roof that’s actually new.

Roof replacement is the best time to replace or repair gutters, since we’re already up there and the drip edge is exposed. We’ll look at them during the inspection and tell you if they need anything.
